Future Development on Empty plot of Land beside Kallang MRT

The plot of land is currently slated for Residential Development with Commercial Use


Under the current URA Master Plan, the plot of land that is currently an empty field overgrown with tall trees and a common gathering spot for migrant workers during the weekends, is due for future development. With a gross plot ratio of 3.3 (see Master Plan below), this means that the land can be used for development of very high density residential blocks of more than 36 storeys. There will also be a commercial element on the first storey of this future development.



At this moment, the guess is still out whether this future plot of residential development will be a mixed development comprising a private condominium with retail shops, or HDB BTO with shops on the first floor. But it is for certain that this transformation will indeed take place, as confirmed by the latest URA Master Plan map - as we can see that URA has already described in black and white on the building of a "residential development".


One thing for sure that we do know is that the land size is quite significant and should see quite a major development happening. As the Master Plan is a future planning that spans an outlook of up to 10-15 years. And what we do know is that plans to rejuvenate the Kallang River as well as Kallang Riverside is already ongoing and this would be a good sign both for home owners. Home buyers can also take advantage of the future plans by considering purchasing a property within this development areas.
